About the Hawthorn Hills Subdivision
The subdivision of Hawthorn Hills, is a 176 acre development located within the northwest sector of the City of Rochester Hills. Hawthorn Hills was developed in phases over a ten year period, beginning in 1978 with phase one and concluding in 1988 with the seventh and final phase development phase. Hawthorn Hills includes 362 platted lots, of which 6 have been consolidated , and approximately 25 acres are open and wooded common land areas, all collectively referred to as the Subdivision.
The Subdivision is governed by the Hawthorn Hills Homeowners Association (the "Association") which was activated by its residents on March 8, 1988. The Association is self-governed by resident homeowner members with day-to-day affairs conducted by its board officers, who are elected to serve a one year term on the Association's Board of Directors.
Any homeowner in good standing can serve the Association as an Officer, Director, Member-at-Large, Committee Chair or volunteer. Officers and Directors are elected by ballot at the annual meeting of the Association which is held each year on the first Tuesday of March.
The Subdivision, as well as the Association are each formed pursuant to a series of documents filed with the City of Rochester Hills and/or the State of Michigan including: Subdivision Plats, Association By-Laws and Declarations of Restrictions.
Operating funds for the ongoing maintenance and beautification of the subdivisions well as the Association at large are generated by the mandatory payment of fees. Dues currently in the amount of $100 are assessed equally to each lot owner within the Subdivision. Dues are paid annually, in one installment, during the first quarter of each year.
